Rohini Sector 37 is a well-located sector of Rohini which is surrounded by UER-2 in the west, Sector-32 in the east, Sector-36 in the north and intruded by the Tamatar colony of Begumpur(unauthorized colony) in the south. This sector of Rohini is a mixture of residential plots and a group housing society. 26, 32, and 60 mtr are the three sizes of plots that are available for resale. Rohini Sector 36 and 37 are located on the east side of the UER-2 road and share the same location but are divided by a 60-meter-wide Silk Road in Rohini. The Silk Road of Rohini, the under-construction big bus terminal, Urban Extension Road(UER-2), the upcoming city of Zone N, and the upcoming proposed metro are the few factors sufficient to justify this sector's excellent location. 1) The Future of the Rohini Silk Road: The Silk Road of Rohini is the only road/route which connects 5 major national highways and ring roads of Delhi, and its extension is proposed till the end of Zone N after crossing 10 major sectors of Zone N and existing sectors of Rohini. This road will connect Haryana and Delhi and will be the most crucial road that will provide good connectivity to all citizens of Delhi and boost the property prices of all nearby areas. 2) Upcoming Zone N: A futuristic city of 37 sectors in Zone N of DDA, which will be developed on the basis of Gurugram, Dwarka, and Noida. It will be a land pooling system in which land will be taken from farmers and the DDA will develop the whole area with all basic amenities. DDA has come up with the public-private partnership(PPP) model whereby the land(60%) will be given back to land owners so that they can develop projects or give land to builders to develop societies. Rithala-Bawana-Narela Metro is the proposed phase-4 line that connects many areas of Delhi. In the future, this line will go with the Silk Road of Rohini, which will also connect Rohini Sector 36 & 37 in its route, and further, it will connect many distant parts of outer Delhi. 3) Urban Extension Road(UER)-2:In the Indian Gazette, Urban Extension Road 2 is a 6-lane expressway that is now a national highway in the Indian Gazette. It will start from NH-1 and connect many important areas like Narela, Bawana Industrial Area, Rohini Sector 34-35-36-37-38, Najafgarh, Dwarka, Mundka Industrial Area, IGI Airport, NH-2, NH-8, and NH-10. There are two spurs on this route which will connect Bahadurgarh Bypass and Barwasni Bypass(Sonipat). This highway will be a divider between Rohini and the upcoming proposed Zone N of DDA, where a well-developed city will be established. 4) The DDA has allotted a large plot of land in Rohini Sector-37 to group housing societies: These societies can be built up by DDA itself or by a builder. This land is adjacent to the newly built bus terminal in Rohini Sector-37(please refer to the layout map given above). There will be four group housing projects of 1.209, 1.221, 1.232, and 1.390 hectares each. These group housing societies will have 2, 3, and 4 BHK flats. Currently, this land is vacant and we don't know when this project work will be initiated. It is expected that this project will be initiated within 6 or 7 years.


5) The bus terminal: Due to the lack of parking space for DTC buses, the Delhi government has spotted six plots of land located in Sarai Kale Khan, East Vinod Nagar, Sector 37, Rohini, Burari, Mundhela Kalan, and Daurala Village. The land for Sector 37 was acquired by the Delhi government from DDA on November 20th, 2017 for the development of a CNG and electricity-compatible bus depot. This new bus terminal will have charging points for fully electric buses and CNG pumps for CNG buses. It will accommodate more than 300 buses and serve commuters in Delhi-NCR in a better way.


6) Areas near and adjacent to Rohini Sector-37::


East: Rohini Sector-37 is on the east side of Rohini Sector-32, which is located across the 60-meter wide road on the east.


West: Large farming land has been proposed for DDA Zone N across the UER-2 road in the west.


South: Begum Pur, an unauthorised colony in the south, has infiltrated 20-25% of Rohini.


North: Rohini Sector 36 is located across the 60-meter-wide Silk Road of Rohini.

Prices are comparatively lower in comparison to Rohini Sector 36 because of the intrusion of the Tamatar colony of Begum Pur. We strongly recommend you invest your money in Rohini Sector 36 & 37 on a priority basis because of the absence of any risk factor, but prices must be reasonable and understandable.

It is a newly allotted sector of Rohini, but because of its new allotment, this sector is in its initial stage of development. Currently, this sector is vacant. Only a few property agents have built their offices, but no one is living there. Of course, this sector has all the potential to be the best sector in Rohini because of its prime location. Development is expected to come with the launch of the Metro line of Rithala-Bawana-Narela or within 5 to 6 years if the metro doesn't come at the estimated time. This sector is intruded by the Tamatar colony of Begum Pur, which is an unauthorised colony, but still, it will be a very good sector to live in and invest money because of its excellent location.

This area is already developed, but no one is living here because it is in its initial stage of development. All the facilities like electricity, drinking water, roads, and sewers are available. Currently, transportation facilities like e-rickshaws, autos, and a few private buses are available, but after some time, when metro and buses come here, there will be no problem with transportation.

This sector is ready to live in and equipped with almost all the facilities, but people are not living there because it is a newly allotted sector of Rohini and still has some problems like no police station, no hospital, no school, no college, and the nearest market is Rohini Sector 24, but the future of this sector is good.

Currently, the answer is no. But, "necessity is the mother of invention." With the gradual development of this sector, these opportunities will be there. Big malls and shopping complexes like Netaji Subash Place and Rohini Sector 10 will come here, which will definitely provide all economic activities like jobs and business.

Yes, for commercial facilities, the DDA has allotted separate big plots where anyone who is interested can get shops and offices when available. Currently, it is not available. We will update once they are available. Remember that the DDA will no longer permit commercial activity on residential land or on main roads in sectors. The DDA will seal those activities as it has done a few months back in Rohini Sector-29 and 36.

Buying a plot on the main road for a commercial purpose is a myth because the DDA has allotted specific land for commercial purposes and the DDA will not allow any commercial activity on the main road. DDA has already started making walls with fencing in Rohini Sector-36. So, buy at your own risk and don't pay extra money for road-facing plots.
