Rohini Sector 29 is divided into four parts: Blocks A, B, C, and D, whereas Blocks A, B, and D are allotted for plots and Block C is allocated to societies. Let's discuss the existing developments in each block.


1) Water, Sewer, Electricity & Roads: Blocks A, B, and C have these facilities, whereas Block D is undeveloped land where you have to suffer for these facilities. Block D is full of big bushes, and even a few roads are not visible. Block D is a favorite spot for thieves and scoundrels.


2) Group Housing Societies of Rohini Sector 29: There are two group housing societies (Rohini and Creative Heights) here where people are already living. Due to limited resources, residents have to go far for shopping and basic needs. Let's discuss these Societies.


a) Rohini Heights Rohini Sector 29: DDA Rohini Heights, located in Sector 29 Rohini, New Delhi, is a residential project developed by DDA (Delhi Development Authority). This Ready to Move project offers a range of thoughtfully designed Apartments, with some of the most exclusive 3 BHK options available. Spanning over 15 Acres of land. The apartments are spacious, with a size of 1800.0 sq.ft. according to the area plan. DDA Rohini Heights was launched in January 2007 and was scheduled for possession in January 2015.


b) Creative Heights Rohini Sector 29: Creative Height is a LIG society with only 1 BHK apartments. The standard size of these apartments is 462 sq. ft. This society is located adjacent to the Yamuna Canal and is going to be very well connected by the upcoming UER-2 and UER-3 roads. As far as the population of this society is concerned, it is approximately 70% full. As far as connectivity is concerned, currently it is located in the farthest area of the north-western area of Delhi, and there is no bus connectivity here, so you have to go far to fulfill your basic requirements.

What is the future of Rohini Sector 29?

We can divide the future of Rohini Sector 29 into different classes because it is divided into three different portions. The first portion is Block A and B (Plots), where a few families (2-3%) are already living and the construction phase has already begun, and the second portion is HIG and LIG (Block C) flats in rohini sector 29 where approximately 70 to 80 % families are already living and the third is Block D, where no one is living and it is a secluded area where plots are difficult to find.

Depending on the current status, development and futuristic projects like Delhi Metro, UER-2 and UER-3, we have divided the blocks and tried to analyze the futuristic approach of this sector.

Current status of Block A: Block A is currently vacant except for a BJP office in Pocket A1. The initial phase of development has started there, and a few buildings are under construction. Several dealers' offices can be seen there.


Block A after 2 years (2025): It is expected that more construction will start there and some progress can be seen there, but people may not come to live there by the end of 2025.


Block A after 5 years (2028): Few families may start leaving there by the end of 2028, and other buildings construction will be going on. Connectivity like buses may also start, and the work of UER-3 may also start.

Block a after 10 years (2033): it is expected that approximately 60 to 70% of families might be living there by the end of 2033. Facilities like local shopping, buses, and schools may also be started, and UER 3 might be started by the end of 2033, which will connect the whole of Delhi and provide a good connectivity service.

Current status of Block B: Block B is currently 3 to 4% occupied, and a few families are already living there because of HIG flats, where 70 to 80% of people are already living. Very few basic facilities, like shops, are there, but for other facilities, you have to go to other developed sectors of Rohini.

Block B after 2 years (2025): It is expected that a few families will come and more construction will be seen there by the end of 2025.

Block B after 5 years (2028): It is expected that approximately 20 to 30% occupancy will come there by the end of 2028. Also, transportation facilities may get better, and public transportation like buses may also be available. Work on UER-3 may also start for better connectivity by the end of 2028.

Block B after 10 years (2033): It is expected that approximately 60 to 70% of families may come here, and many basic facilities like bus schools, colleges, hospitals, and police stations may come here. Also, UER-3 may get started by the end of 2023 to provide better connectivity to other parts of Delhi.

Current status of Block D: Block D is a secluded land full of big bushes and trees where no one would dare to go alone. It is very difficult to find a plot there, and it is a favorite place of thieves. Only two or three offices of property dealers are there, and no one is living there. Only 24 and 30 meter roads are visible, and you have to suffer to get basic facilities like water, electricity, and sewer connections.

Block D after 2 years (2025): It is expected that no improvement will be seen there by the end of 2025.

Block D after 5 years (2028): It is expected that no improvement will be seen there by the end of 2028.

Block D after 10 years (2033): It is expected that an initial stage of development may get started by the end of 2033. Basic facilities will also be there when people start living there.

1)   Urban Extension Road(UER)-3: The Ministry of Urban Development (UD) within the Union government has put forth a plan to build five essential roads. The goal is to alleviate congestion in Delhi while enhancing overall connectivity within the National Capital Region. Uer-3 is also one of the five roads that will connect major parts of Delhi, and its work is in progress. UER-2 is the top priority project, and it is now expected to start by the end of December 2023. It is expected that UER-3 will be the next project to be finished, as its work is in progress. A detailed layout map of UER-1, 2, and 3 is given below for better understanding. The proposed route of UER-3 is:

2) Proposed Delhi Metro: The proposed expansion of Delhi Metro's red line, spanning from Rithala to Narela through Bawana, is an integral part of phase 4 in the Delhi Metro project. Anticipated to be realized in the near future, this development is detailed on the official Delhi Metro website. According to this source, the nearest metro station will be Rohini Sector 35 Metro Station. It's worth noting that the metro's trajectory won't encompass Rohini sector 29; rather, it will make a leftward turn approximately 300 meters away from sector 29, according to the revised layout of the Delhi Metro. However, at present, this information remains somewhat ambiguous, with further clarification expected from Delhi Metro in due course.

3.   Delhi's biggest sports complex: In the timeframe of May-April 2018, the Delhi Development Authority (DDA) granted approval for the establishment of seven distinct sports complexes within Dwarka, Rohini, and Narela. Among these, a sprawling sports complex spanning 22.25 hectares is set to grace Rohini sector 34. This complex is designed to encompass a wide array of sporting facilities, including but not limited to football, cricket, hockey, athletics, tennis, basketball courts, jogging tracks, volleyball, skating, multigyms, wrestling, weightlifting, kabaddi, shooting, archery, boxing, and yoga, catering to diverse athletic interests.

Furthermore, the DDA has expressed its intention to extend an invitation to the Sports Authority of India, proposing the utilization of the complex for hosting national, regional, and international level tournaments. This progressive initiative by the DDA is poised to become a landmark in Rohini, serving as a hub for learning, recreation, and enjoyment.
